Working and Coordinating not only<\/p>\n<p>between third party Property Management, Leasing Agents, Developers, and Tenants, but also Design &amp;<\/p>\n<p>Construction related teams on existing assets and new development assets.<\/p>\n<p>The roll will require you to work closely with and support the Tokyo HQ\u2019s team to optimize the financial<\/p>\n<p>performance, operations, and strategy for a diverse range of properties. Also as our team is lean, we do not have a<\/p>\n<p>dedicated administration staff. As a team player, we all contribute to general office duties and everyone\u2019s proactive<\/p>\n<p>roll in this field is also expected.<\/p>\n<p><\/p>\n<h2>Key Responsibilities<\/h2>\n<p><strong>Property Performance Monitoring:<\/strong> Track and analyze key metrics such as occupancy, rental income, expenses, and capital expenditures.<\/p>\n<p><strong>Financial Reporting:<\/strong> Prepare monthly and annual reports including P&amp;L, budget variance, and performance summaries.<\/p>\n<p><strong>Capital Expenditure Planning:<\/strong> Develop and manage capital expenditure plans in coordination with property management, identifying future investment needs and funding strategies.<\/p>\n<p><strong>Market Research &amp; Analysis:<\/strong> Analyze market trends, rental rates, competitors, and benchmarks to support strategy and decision-making.<\/p>\n<p><strong>Lease Negotiation:<\/strong> Work with leasing agents and attorneys to close deals, set annual leasing targets, and structure lease agreements based on market insight.<\/p>\n<p><strong>Lease Administration:<\/strong> Manage lease agreements, track expirations and rent escalations, and analyze tenant rent offers and renewals.<\/p>\n<p><strong>Tenant Relations:<\/strong> Coordinate with property management to address tenant issues and maintain strong tenant satisfaction and retention.<\/p>\n<p><strong>Property Inspections:<\/strong> Support site inspections to assess property condition, maintenance needs, and potential risks.<\/p>\n<p><strong>Data &amp; Record Management:<\/strong> Maintain accurate property, financial, and operational records and review documentation for completeness.<\/p>\n<p><strong>Project Coordination:<\/strong> Oversee capital improvement and renovation projects to ensure timelines, budgets, and ownership goals are met.<\/p>\n<p><strong>Communication &amp; Relationships:<\/strong> Collaborate with Tokyo HQ, internal teams, property managers, and external partners while building strong business relationships.<\/p>\n<p><strong>Risk Assessment:<\/strong> Proactively identify and minimize operational and investment risks.<\/p>\n<p><\/p>\n<h2>Qualifications<\/h2>\n<p>\u00b7 Experience: At least 5 to 10 years\u2019 experience in the related field, and office asset management.<\/p>\n<p>\u00b7 Education: Bachelor\u2019s degree in Real Estate, Finance, Business Administration, Economics, Architecture,<\/p>\n<p>Engineering, Construction Management, or a related field.<\/p>\n<p>Proficient in Microsoft Office Suite (Excel, Word, PowerPoint).
